Do you have standard plans?
As custom-home designers, we do not operate on a pick-your-plan system, however we do have various plans available for you to browse as a starting point. Of course, we can build directly from those plans, but a dream home is a custom home, so our in-house design team can modify them to meet your needs. More often than not we will create a design from scratch to suit your unique site and lifestyle. What qualifications does your team have?
Daniel Davies is a Trade Qualified and Registered Master Builder with over 20 years of experience. The contractors we use are Licensed Building Practitioners (LBP). Above all, they are the very best, hand-picked by Daniel Davies.
With the support of a dedicated Project Manager, Daniel personally oversees your build to ensure everything runs smoothly. His commitment to quality assurance is unwavering. Our architectural design team creates stunning homes that capture your dreams and are a joy to live in.

How does the design process work?
We offer a no-obligation, free design and estimate to all prospective clients. This begins with an initial design meeting with our New Homes Consultant and Managing Director Daniel Davies, who is renowned for his exceptional design skills in creating beautiful homes. We work with you, for you, to create a home around your vision. Bring with you all of your ideas, your wish list and any plans you may have sketched, and Daniel will then draw up a concept plan for you with an incredibly detailed pricing estimate.
Once you’re happy with the design and price, after as many design meetings as necessary, we proceed to the Pre-Contract Stage where you begin to finalise your design and make selections on all the finer details. Our team works with you to fine-tune your plan, shaping it into the home of your dreams, until it is ready for the Contract Stage. Learn more about our Free Design & Estimate Service.
How long will it take to build our home?
Every situation is different, depending on the complexity of the home, weather variables and how quickly decisions are made including the design, product and colour choices, house size, site, costing, building permits, and so on. A very reasonable timeframe will be provided to you depending on the unique factors of your build, and we will do everything we can to deliver on that deadline.
Do you provide a guarantee?
Absolutely! Davies Homes is a member of the Registered Master Builders Association. We offer an optional 10-year Master Build Guarantee (Standard, Classic or Premium) on each home that we build. Daniel also personally guarantees all of our new homes.
What does the Master Builders Guarantee cover?
It covers you in the unlikely event of:
1. Loss of deposit
2. Non-completion of building
3. Material, workmanship and structural cover

Do you provide a maintenance guarantee?
Absolutely. We care far beyond the mandatory one-year maintenance guarantee. Our team will be available long after this time to assist with any issues you may encounter with your new home.
How much does a house cost per square metre?
The cost of a home is driven by you. We build a range of homes at a range of square-metre prices. There are many variables that influence this, including the design, products selected, such as exterior cladding, floor coverings, lighting, appliances, as well as your desired spec level, the nuances of each site, and so on. If you have a set budget in mind, talk to us to see what we can achieve for you.
Do you provide a fixed price contract?
Totally. The price we quote you is the price you pay. We provide you with very detailed specifications so that you know exactly what you are getting with your design and build. Our quote is for the entire project, with no hidden extras.
Once the concept plan, working drawings, and products have been selected, we will provide you with a fixed price contract. During the process, if you decide you’d like to upgrade or change your selected products, we will provide you with the revised costs for your approval.
What quality control systems do you have in place?
Every new home we build is overseen by the Director of Davies Homes, Daniel Davies. He is pedantic and fanatical when it comes to quality control. Managing your build is our Project Manager Jake, who is incredibly detail-oriented and quality-driven. He will be on-site overseeing the construction of your home throughout the entire build. We have our own stringent quality checks throughout the construction process, as well as council inspections during construction and upon final completion of your new home. We also invite and encourage you to participate in quality checks.
There are heaps of decisions to make when building a new home. How will I be helped with this?
Have you visited our Design Hub? Our Design Hub puts our clients in direct contact with the people and products they need to create their dream home. Building a home is a daunting task. There are countless options to consider and countless decisions to make. Davies Homes strives to make this process easier and more enjoyable for our clients. With our new Design Hub, we are able to offer our clients a superior design experience. A wide range of products from high quality suppliers are on display, from light switches and roof tiles to carpets and claddings. Creating your dream home has never been easier.
Our design and project management team are absolute experts when it comes to advising, guiding and supporting you to make the best possible decisions throughout every phase of the design and construction process. We also have a team of Interior Designers, Kitchen Designers, Wardrobe Designers, Landscape Designers, and more, all of which you will meet with to make the important decisions in your home. You will be guided every step of the way.
Who applies for building consents?
We do it all for you. This is all part of the Davies Homes service. We try to ensure everything runs as smooth and stress-free as possible for you.
Are we allowed through our home while it is under construction?
Site visits are permitted if you are accompanied by a Davies Homes team member.
Will the construction of my home be professionally managed for me?
Daniel Davies oversees each build with the support of our dedicated Project Manager, keeping you in the loop every step of the way.
How do I track the progress of my new home?
We use wonderful cloud-based software that allows you real-time 24/7 access to the construction timeline of your new home. Not only will this help you to understand the entire construction process, but it allows you to see what is happening, the progress of your home construction, and when you will need to have made important decisions by.
When do I get to check out the progress in person?
We encourage regular catch-ups on site at your build. Your dedicated Project Manager and Project Coordinator will ensure everything is constructed according to plan and on schedule. Meetings are held at various stages throughout the build, but clients can request a meeting on site at any time if they like.
Are you Licensed Building Practitioners? And what does this actually mean?
Yes. This means that we have been assessed to be competent to carry out work essential to a residential building’s structure or weathertightness. Being licensed means we must maintain our skills and knowledge.
The build is complete – now what?
Once the build is complete, one of our team spends a few days ensuring everything is as it should be, and undertakes any remedial work if necessary to ensure the whole house is ready to be handed over to you. From here, it is time to unlock the door of your new home and start the move into it.
